What You'll Need to Build

Most new home projects will require the following:

Confirms your proposed build aligns with the Land Use Bylaw—covering use, drainage, servicing, size, and setbacks.

Ensures your construction meets the Alberta Building Code.

Required for electrical, plumbing, gas, and HVAC systems. These must be obtained by licensed tradespeople, unless the project is an owner-build.

Needed if you're removing an existing structure before rebuilding.

May be required if you're upgrading or installing new Town water and sewer connections.

How to Apply for Permits

Gather Your Documents
Depending on your build, you may need:
- Completed application forms
- A plot plan with grading and servicing information prepared by an Alberta Land Surveyor
- Full building plans and elevations
- Energy Code compliance and Section 9.36 documents
- Truss and joist specs
- Alberta Home Warranty Certificate and an Alberta Builder Licence

Pay Your Fees
Once your application is received, we’ll confirm your total fees based on our Fee Schedule. Payment of the fees is required before we can review your permit(s). We offer a variety of payment options.
Permit Review
Once we receive your complete application and fees, your applications will be placed in our que for review. We’ll contact you if we need more information or have any questions.
Post Your Permit & Start Building
Once approved, your permit must be displayed on site. Construction may begin after permit issuance.

All new homes require inspections by the Town’s Safety Codes Contractor, Superior Safety Codes (call 780‑489‑4777). These ensure your project is safe and code-compliant throughout each phase of construction.

Inspections must be scheduled for (at a minimum):

Framing (before insulation/drywall)
Rough-in (for plumbing, electrical, HVAC)
Final walkthrough (before occupancy)

Have your approved plans and inspection card on-site for every visit.

A $2,500 refundable deposit may be required with new home construction. It’s returned once the following are complete:

Landscaping
Final grading
All permit conditions met

These items must be finished within two years from date of occupancy.
